Living in Keithville, Louisiana: Homes, Schools & Acreage
Keithville lies southwest of Shreveport in Northwest Louisiana. The area offers subdivision homes, individual residential properties, and acreage, along with parks, trails, and nearby outdoor attractions.
Whether you are relocating or considering a move locally, this guide introduces Keithville’s residential settings, schools, recreation, and everyday connections.
Getting to Know Keithville
Keithville is an unincorporated community in Caddo Parish, on the west side of the Red River. A Keithville home search can cover a broad area, with different surroundings and services depending on the property’s location.
Mansfield Road, also U.S. Highway 171, is an important connection to Shreveport. Colquitt Road and other local roads serve additional parts of the area. Properties range from homes near these main roads to locations farther into the countryside.
Homes & Residential Settings
Keithville-area searches include established subdivision homes, newer residences, custom homes, and properties outside traditional neighborhoods.
Homes vary in size, layout, construction age, and renovation history. Some have neighboring homes nearby, while others offer more separation, wooded surroundings, or open land. Seeing the property and its surroundings together helps explain what listing photos alone may not.
Acreage & Building Sites
If you want room for a workshop, garden, equipment, animals, or a future home, acreage may be part of your search. Keithville-area properties include homes with additional land as well as undeveloped parcels.
Purchasing a completed home on land and buying a tract for construction involve different decisions. The right starting point depends on what you want to do and how much work you are prepared to take on.
Parks, Trails & Outdoor Recreation
Keithville Community Park, on the campus of Keithville Elementary/Middle School, is operated through a partnership with the Caddo Parish School Board. Facilities include a paved walking path, covered picnic space, a ball field, playground equipment, and courts for tennis and pickleball.
Eddie D. Jones Park, on Mike Clark Road, offers forest trails for hiking, mountain biking, trail running, and horseback riding. The park also includes picnic facilities, playground equipment, and other recreational features.
Keithville Community Park has limited public access during school hours, and trail uses vary at Eddie D. Jones Park. Check Caddo Parish Parks and Recreation for current access, park maps, schedules, and conditions before visiting.
Chimp Haven
Keithville is home to Chimp Haven, a chimpanzee sanctuary that provides care for chimpanzees retired from biomedical research.
The sanctuary offers scheduled opportunities to learn about the chimpanzees and observe their lives, including Discovery Days and limited tour experiences. It is not a drop-in attraction. Check directly with Chimp Haven for current events, reservations, and visitor requirements.
Schools & Education
Keithville is served by Caddo Parish Public Schools, which offers neighborhood schools as well as magnet schools and programs.
Keithville Elementary/Middle School, on Mansfield Road, is a local campus serving elementary and middle school students. It should not be treated as the assigned school for every property included in a Keithville-area search. Confirm the full school pathway for the exact address directly with the district.
Magnet schools and programs have separate application and eligibility requirements; living nearby does not establish admission. Private schools also have their own enrollment processes, schedules, and transportation arrangements.
Shopping, Dining & Regional Activities
Local businesses and services are located along Mansfield Road and other connecting routes. Southwest Shreveport provides additional shopping, restaurants, and everyday services.

Work, Healthcare & Your Daily Drive
Use the addresses of your regular destinations when comparing homes rather than relying on a general estimate of the distance to Shreveport. Driving anticipated routes at typical travel times can help you understand how a location fits your routine.
Regional healthcare providers include Willis Knighton Health, CHRISTUS Health, Ochsner LSU Health, and LSU Health Shreveport. Medical facilities, colleges, and employers are located in different parts of Shreveport and Bossier City.
Work shifts, trips between facilities, and river crossings may influence your location preferences. Buyers connected to Barksdale Air Force Base should also consider their expected entrance and confirm current access directly with the base.
What to Check Before Buying
The property’s construction and setting help determine what needs a closer look:
Established homes: Renovation history, roof condition, heating and cooling equipment, plumbing, and electrical systems.
New construction: Included features, upgrade costs, warranties, completion timelines, and inspection opportunities.
Subdivision properties: Any association expenses, maintenance responsibilities, restrictions, and approvals needed for future improvements.
Acreage and building sites: Boundaries, legal access, drainage, utilities, site preparation, and whether the land can accommodate your plans.
Confirm whether the property uses public utilities or private systems. If reliable internet is important for work, check availability at the exact address. A rural setting does not necessarily mean a property is unrestricted or that every intended use is permitted.
Insurance, taxes, utilities, and upkeep belong in the ownership budget. Flood information, recorded easements, and other property-specific details should also be reviewed with appropriate professional guidance.
You do not have to know every question before starting. Identifying what needs further investigation is part of how I help.
Buying or Selling in Keithville
For buyers, I help compare available homes and relevant sales, discuss each property’s strengths and potential concerns, and coordinate inspections and appropriate professional guidance. Your priorities lead the search.
For sellers, I develop pricing, preparation, and marketing recommendations around the property and your goals. A subdivision home, custom residence, and acreage property may need different comparisons and ways of presenting what they offer.
Throughout the transaction, I stay involved in the details, communication, and contractual deadlines so you know where things stand and what comes next.
